Our Safety Reports save your client’s money and time by separating Compliance items from those that are simply Good Practice items. Our site inspections are carried out by our experienced senior OH&S inspectors. We also carry out a Risk Assessment of each item so that you can more easily prioritise your resources.
This safety report deals with your general obligations under the Occupational Health and Safety Act 2000 and the Occupational Health and Safety Regulations 2001.
Although we make recommendations to rectify, modify or eliminate potential hazards, it is entirely up to the Owner's Corporation to decide their own course of action. Legal advice should be obtained to determine whether it is 'reasonably practicable' to maintain, renew, replace or repair any item in order to rectify a hazard, or whether a resolution under s62(3) of the Strata Schemes Management Act is appropriate.
When we receive your instructions we will,
- physically carry out an inspection of the common property,
- provide colour photographs, the location and description of any hazards that are identified on the subject property,
- provide a written report including the following:
- An executive summary,
- A thorough explanation of our OH&S report,
- A risk assessment of both Compliance Items and Good Practice Items in our view,
- A practical and flexible approach to control measures to either eliminate or minimise any hazard,
- A prioritisation of risk so that the Owners Corporation can decide which hazards should be rectified first,
- Although we are not electrical engineers we will carry out a visual inspection of the electrical board if access is provided on the day of inspection,
- We will also carry out a visual inspection of balconies and other building items for any obvious defects from a non-engineer point of view.
